hey I am Casey gray and you are watching another episode of the conscious builder show todays episode is a continuation from a previous video where we talked about the difference between a cost-plus contract and a fixed-price contract so I didnt want to break down a little bit more into those fees so one of the things that Ive realized after being in business after so many years is that people are happy to pay for what they can see and often question what they cant see so if we go back to the two different ways of pricing you could be paying Cost Plus so maybe theres an hourly rate for something as well as a percentage markup on other things as opposed to a fixed price where theres just going to be a certain amount of work or a certain part of the project thats done for this fixed price in which case the work is done you pay for it or made those deposit whatever may be the other way is perhaps youre paying by the hour and then any materials might have a markup so for example on

Markups vary from one contractor to the next and possibly from one project to the next. But as a general guide, the typical markup on materials will be between 7.5 and 10%. However, some contractors will mark up materials as much as 20 percent, ing to the Corporate Finance Institute.
A common industry standard for markup is 15 percent. Much like the concept guiding the formula above (the one for calculating the overhead percentage of direct change order costs), the markup percentage must exceed the desired profit margin percentage in order to achieve that desired profit margin.
Here are the steps of an effective change order process: Start the conversation. Regardless of who initiates a potential change, the first step is for the project owner and contractor to discuss what the change is, why its being requested and how it will impact the projects cost and timeline.
Change orders typically consist of three parts: the project information, the changes to the contract, and the change in cost and time for performance. Project information includes the project name and the owners and contractors information.
Cost of the change The change order form needs to include the resulting cost of the amendment. This includes positive and negative charges, overhead, profits, tax, insurance, and any other extra costs associated with the change. The change order form will follow the same format as the contract.

Most general contractors are looking at about a 35% margin, so they need a markup of 54%, or 1.54. Subs can often get a profit margin of 50%, so they need a markup of 100% or 2x, as shown in the table on the right.
