If a property seller lies on the disclosure form, often known as TA6 or the Sellers Property Information Form (SPIF), the buyer may be able to make a claim against the seller for misrepresentation of the property.
The disclosure statement is divided into the following six sections: Property and Ownership. This section asks for general and legal information about the property, such as location, ownership, year built, easements or use restrictions, and occupancy. Building and Safety Information.

In most cases, you are legally obligated to disclose all unpermitted work you are aware of, even if its from prior owners. Make sure to communicate everything you know about unpermitted work on your property. Withhold information from potential buyers, and youve got a potential lawsuit on your hands.
A seller has the obligation to disclose certain defects to a buyer before they complete the sale. If a seller fails to disclose those defects, they may be held liable for the cost of repair. In some cases, a court may even rescind the sale of the property.
What is a TA6 form? The TA6 Property Information Form is completed by you when youre selling your house or flat. Its designed to give the buyer important information on the property.
If a seller fails to disclose, or actively conceals, problems that affect the value of the property; they are violating the law, and may be subject to a lawsuit for recovery of damages based on claims of fraud and deceit, misrepresentation and/or bdocHub of contract.
Is the TA6 Form Mandatory? Strictly speaking, no. The TA6 form is not a legal requirement to sell a property. However, most conveyancers or conveyancing solicitors will strongly advise you to complete a Property Information Form.
