Hows it going everyone Matt Leighton and welcome back to another video. Today were talking rental application mistakes. In this video, Im going to give you 7 mistakes to avoid when you apply for your rental property. This is mostly for applying to condos, townhouses, and houses that are owned by a private owner but could also be used for applying to apartments. So with that being said, lets get started. Number one is Negotiating before Applying. When I have a rental listing, I will get so many calls and emails that say something like - Is the property still available and is the owner flexible on the rent? Okay what? You havent even seen the place but you want me to ask the owner if theyll lower the rent? Will you be applying? Do you want to set up a visit? Can we see your application to make sure you dont have a credit score of 400? The time to negotiate is when you submit the application. THeres nothing wrong with negotiating. In fact, I almost encourage it depending on the ma

End of Fixed Term Tenancy: 60-120 days notice - the landlord can terminate a fixed term tenancy on the date that is the end of the fixed term. The minimum notice depends on how long their fixed term is. If the fixed term is 6+ months, then the minimum notice period is at least 90 days.
Yes, someone can live with the tenant without being on the lease. However, it is important to distinguish the difference between a guest and a long-term guest.
If a person is sharing part of a rental property with another person, without a rental agreement with the rental provider, they may be subletting, but not in all circumstances. If they are not subletting, they may not have the renter protections of the Residential Tenancies Act 1997.
When one co-tenant moves out during the term of a tenancy agreement, they must negotiate to have their name removed from the tenancy agreement. If your co-tenant moves out but their name remains on the tenancy agreement, they can still be held responsible for payment of rent and other obligations.
If you havent been a model tenant in the past, providing a co-signer is one way of reassuring the landlord that you will be a good tenant in the future. A co-signer is another adult such as a parent or trusted friend who agrees to pay the rent and repair any damage to the apartment if you fail to do so.
Updating or removing renter listings Listings must be removed from databases after three years. If a renter was listed for owing more than the bond and they paid the amount within three months, the listing must be removed.
How to transfer a rental agreement. The renter must ask the rental provider for consent before transferring the rental agreement to the new renter. The rental provider must give their consent in writing. The new renters name will then be added to a new or altered rental agreement.
If the co-renter moving out is being replaced by someone else, the new renters name should go on the rental agreement. If the co-renter is moving out without being replaced by another renter, they must negotiate with the remaining renters and the rental provider to have their name removed from the rental agreement.
