In Michigan, a Lady Bird Deed (also known as a Ladybird Deed or Enhanced Life Estate Deed) is a type of Quitclaim Deed that allows you, the creator, to transfer your property upon your death to a named beneficiary without having to go through the expensive and time consuming Probate process.

When a joint owner dies. When a joint owner of a property dies, fill in form DJP to remove their name from the register. Send the completed form to HM Land Registry, along with an official copy of the death certificate.
In most instances, there will need to be a court order to transfer the property. And in Florida, that means opening a probate. In Florida, probate is a court proceeding that is filed in the county where the deceased person last resided. The two types of probate are summary and formal.
A survivorship destination cannot be overruled by a party leaving their share of the property to a beneficiary in their Will. Parties can evacuate the destination by both agreeing to remove the clause, which is the only option for unmarried couples.
