hey guys cameron here with emerson property management every week i bring you tools tactics strategies lessons ive learned things have helped me build up a size one portfolio about two years and now manage that portfolio today guys i want to talk about renewals um i dont know how youre renewing your leases um people do it all sorts of different ways sometimes theyll do um a verbal and just say hey okay youre gonna stay cool we have an existing lease in place some folks do a one-page you know renewal kind of addendum to the lease some people sign a whole new lease so it just totally depends on what what your process is and what you want to do but on renewing that are you guys getting any extra rent are you guys just happy to have them stay so you dont want to get any extra rent youre like oh i dont want to i dont want to disturb the 10 im not going to raise the rent i want them to stay so i reduced my vacancy you know this property was kind of hard to lease last time so im ju

Dear (Tenant name), The purpose of this letter is to inform you that your lease for the property with an expiration date of (insert date) will not be renewed. You are required to vacate the premises no later than midnight on this date.
The owner must give written notice of renewal by mail or personal delivery not more than 150 days and not less than 90 days before the existing lease expires. A failure of the tenant to respond within 60 days of the offering may lead to eviction proceedings. For more information, see Fact Sheet #4.
A lease renewal is when the tenant and landlord agree to another lease term, which may require creating a new lease with updated clauses and a higher rent price in most cases. A lease extension is when tenants need the term extended for a certain period with a lease amendment.
The tenancy is created either by an express agreement (a lease) or by implication (the payment and acceptance of rent). The tenancy will renew automatically unless either you or the landlord give at least 15 days notice before the current term (month or year) ends. See 68 P.S. 250.501(b).
How to write a lease termination letter. Your name and contact information, including phone number. Name of tenants and their contact information. Todays date. Reason for lease termination. Lease start date and end date. Move-out process instructions. Copy of the move-out checklist.
Also, the landlord must let the tenant know 60 days before the lease ends if the landlord doesnt want to renew the lease. Otherwise, the tenant gets to stay 120 days. This notice period does not apply to Chicago, Evanston, Oak Park, and Mount Prospect.
A Florida Notice of Non-Renewal (residential tenancy) can be drafted by either the Landlord (Owner, Manager, Agent) or the Tenant. The Florida Notice of Non-Renewal gives the other party to the Lease notice that at the end of the Lease term, the party providing the notice will not be renewing for another year.
The following information should be included on a lease non renewal letter: Date of the lease non-renewal letter. Name of tenant and property address. Name of landlord and business address. Ending date of the lease. Reason for not renewing the lease (may be optional in some states).
