In Maryland, a landlord must wait at least 15 days after a tenant has been evicted before they can dispose of any of the tenants belongings left behind. During this period, the landlord should make reasonable efforts to notify the tenant that their items are being held on the premises.
Once a judge makes a decision and if they rule in favor of the landlord, the judge will enter what is called a final judgment for eviction. After this is done, the clerk will issue a writ of possession. This writ gives the tenants 24 hours to collect all of their belongings and exit the property.
In Florida, evictions stay on court records permanently and on credit reports for seven years, seriously hindering a persons ability to find new housing and negatively affecting their credit.
Florida law doesnt specify how long you have to hold onto the tenants property. However, its generally recommended to give them around 15 days to claim their items.
The tenant will then have the opportunity to come and collect the furniture within a certain timeframe, typically 90 days. If the tenant does not collect the furniture within the timeframe, the landlord can then dispose of it. Sell the furniture. The landlord can sell the furniture and keep the proceeds.
