Amber asked if you could lock the rate while you shop yeah we can it depends on the lender theres a lot of lenders that wont lock you while you shop its my favorite thing to do in the world rates are going up like crazy why wouldnt I try to keep you at a lower rate so that by the time you find a house you still qualify so yes we do a lock and roll for up to 90 days we do not charge a fee in order to lock in that rate if rates go down and youre in contract meaning that you have found a house and youre in contract I can renegotiate your rate down once if rates have dropped dramatically now if rates go down and youre not in contract I cant do anything you have to be in contract to renegotiate but its a great its a great great great program in a market like this when rates keep on going up so if your lender wont lock and shock you or lock and roll you as we call it give me a call Im licensed everywhere but Utah and Rhode Island

Most rate locks have a rate lock period of 15 60 days. If the rate lock expires before your loan closes, you may have the option to pay a fee to extend the lock period. Otherwise, youll get the interest rate thats available when you lock it before closing.
Typically, short-term rate locks (those less than 60 days) are free or cost roughly up to about 0.25 0.50 percent of the total loan, or a few hundred dollars. Lenders typically charge more for longer-term rate locks.
You are free to withdraw your application and break your lock at any time. There is no fee for doing so. However, you wont be able to lock a rate with us for the same property for 30 days. Why do I need to lock a rate?
Timing Requirements The 3/7/3 Rule The initial Truth in Lending Statement must be delivered to the consumer within 3 business days of the receipt of the loan application by the lender. The TILA statement is presumed to be delivered to the consumer 3 business days after it is mailed.
How much does a rate lock cost? Many mortgage lenders do not charge for a mortgage rate lock or rate extension. Among those that do, youre typically looking at 0.25% to 0.50% of the total loan amount for a rate lock (of 60 days or less), and between 0.06% and 0.375% for an extension.
First, find the percentage charge for the rate lock deposit, then multiply this by the mortgage amount. The charge for a rate lock could range from 0.25% to 0.5% of the amount of your mortgage. For example, on a mortgage loan of $450,000, a 0.25% rate lock deposit would be $1,125.
But what if you lock a mortgage and then rates fall? Unfortunately, you cant just unlock your rate to avoid paying higher interest. Your best option is to ask your lender about a rate float down, although this will cost you an additional fee. Switching lenders last minute is also an option for refinancers.
What is a mortgage rate lock? A mortgage rate lock is an agreement between you and your lender to temporarily lock your interest rate for a specific period of time, typically 30 to 90 days. You may be able to get an extension when needed, but there may be an additional fee.
