foreign [Music] State team.com and and um you know I want to follow up on the video I just did about uh rights going down uh and typically when youre locking in an interest rate typically its a 45 to 60 day lock period so in other words what I had mentioned before with these lower rates if you want to just lock in and rate make sure you get it then you need something it can be finished and new construction in 60 days or less and then you walk in for 60 days it doesnt cost you anything to do that so but what I do want to make you aware of the fact is is were selling out of these 60-day lock period homes very quickly and what that means is weve got a lot of inventory coming but its 90 120 days 150 days out so what I want you to know is and you may not know this is that you can lock an interest rate for as long as six months so theres a charge for it and every mortgage company is a little different and if its something that youre interested in you can talk to our preferred lender

Typically, short-term rate locks (those less than 60 days) are free or cost roughly up to about 0.25 0.50 percent of the total loan, or a few hundred dollars. Lenders typically charge more for longer-term rate locks.
How much does a rate lock cost? Many mortgage lenders do not charge for a mortgage rate lock or rate extension. Among those that do, youre typically looking at 0.25% to 0.50% of the total loan amount for a rate lock (of 60 days or less), and between 0.06% and 0.375% for an extension.
You cant unlock your mortgage rate after locking. But there may be other ways to get a lower rate after youve locked. However, the agreement works both ways. If rates suddenly fall, you cant just back out of the rate lock and expect your lender to offer you a lower interest rate.
In most cases, yes. Youll be locking in all the loan products you see when viewing Todays rates. This means you can change your rate, your rate type (fixed vs. adjustable), or your loan term (15, 20, 30 yr.)
If your interest rate is locked, your rate wont change between now and closing, as long as you close within the specified timeframe and there are no changes to your application. Check at the top of page 1 of your Loan Estimate to see whether your rate is locked, and until when.
First, find the percentage charge for the rate lock deposit, then multiply this by the mortgage amount. The charge for a rate lock could range from 0.25% to 0.5% of the amount of your mortgage. For example, on a mortgage loan of $450,000, a 0.25% rate lock deposit would be $1,125.
What is a mortgage rate lock? A mortgage rate lock is an agreement between you and your lender to temporarily lock your interest rate for a specific period of time, typically 30 to 90 days. You may be able to get an extension when needed, but there may be an additional fee.
Most rate locks have a rate lock period of 15 60 days. If the rate lock expires before your loan closes, you may have the option to pay a fee to extend the lock period. Otherwise, youll get the interest rate thats available when you lock it before closing.
Locking your interest rate means the rate will stay the same from the time of the rate lock until the rate lock expiration date, regardless of changing market conditions. Your final interest rate may be higher or lower than what was initially quoted to you if there are changes before your loan closes.
