The TA6 form is an important document and buyers rely on the information contained within when deciding on whether to buy a house. While completing a TA6 form isnt mandatory, omissions or delay in providing some information may delay the sale.
A TP1 form is like a TR1 form, except that it is used to transfer part of a property rather than the whole thing. A good example of this is selling only part of a propertys garden for development or splitting a large house into two.
Freehold Title Held in the Names of the Tenants First, whenever a flat is sold the share of freehold has to be transferred using Land Registry form TR1 which must be signed by all of the other flat owners as well as the owner who is selling.
As part of the conveyancing process, the Land Registry TR1 form must be sent on completion by the sellers conveyancer to help finalise the sale. This transfer could be accompanied by money that is paid to the seller by the buyer.
The day is normally chosen just prior to the exchange of contracts and tends to be set for one to two weeks afterwards. On completion day, the buyers conveyancer will send your conveyancer the money still owed for the property, and in return your conveyancer will send them a deed of transfer.
When selling a property, you will need to have Form TR1 filled in for completion day. Otherwise, your conveyancer will not be able to legally transfer your property to the buyer. Even if they receive the money.
