If the landlord and tenant agree to the term of the rental agreement, the rental agreement may be for any term. If the landlord and tenant disagree on the term of the rental agreement, the rental agreement shall be for twelve months.
Normally, a tenant must meet two requirements to qualify for the early lease termination: The tenant must be able to pay the landlord a fee. This is usually the equivalent of the rent of two months. The tenant must provide the landlord with proper notice.
