To regain possession of a property with tenants under an Assured Shorthold Tenancy (AST), it's essential to serve a written notice. This process does not apply to Assured tenancies or those with additional protections. If you wish to reclaim your property before the end of a fixed term—such as a 12-month contract—you cannot evict the tenant until that term concludes. Instead, you can issue a Section 21 notice, providing at least two months' notice, to end the tenancy on the final day of the fixed term. It's advisable to allow extra days for postage and to hand-deliver the notice, preferably with a witness.
