Landlords face challenges in protecting themselves due to strong tenancy laws that favor tenants. Fixed-term tenancy agreements were previously seen as a safeguard, but as of December 11, 2017, they can no longer include clauses for automatic eviction at the term's end, except in specific sublease situations. According to section 13.1, landlords can require tenants to vacate if the owner or their immediate family plans to move in. For example, after a six-month fixed-term lease, the landlord must genuinely intend to occupy the property once the lease concludes. They must also adhere to a "gray period" where they occupy the premises for a time before renting it out again.

A tenant cannot withhold rent in Alberta for reasons such as a landlord has not made repairs to the rental property.
