the most efficient way to use our deed plotting tool is to first zoom in to the area where you know the property is on your map youre then wanna gonna wanna go to your features over here on the left and youll filter the shapes you can choose either one of the boundaries here and when you choose those boundaries youre going to see the d drawer button appear and the top right now if i dont have them selected youll see that the d draw option is not up in the top right so you will only see this when you are actively selecting a polygon to draw with from one of the two boundaries the next most efficient option is to treat the deed drawer the deed plotting tool as a puzzle and were drawing in a puzzle piece so i would not be overly concerned about finding the exact starting point that is referenced in the survey that you have with all the meets and balance descriptions for that property what i want you to do is youre going to click anywhere on the map just to activate the drawing fun

Property lines, or boundary lines, define the points where properties begin and end. These boundaries are used when installing features such as fences, pools and home additions. Some property lines have physical markers, whereas others are invisible.
In Tennessee the statute of limitations for all adverse possession actions is seven years from the date of accrual.
After 10 years, the trespassing neighbour may apply to the Land Registry, however, the current owner will be given a chance to object via a counter notice. If the owner does not file a counter notice then the trespassing neighbour may be registered as the owner of the land.
All you would have to do is contact the Land Registry for permission to split the titles in the first place. Not only will you have to let them know how you plan to build but also what you intend to do with the building afterwards, ie sell the title but retain ownership of the land, on a freehold basis etc.
General boundaries rule This rule means that the precise line of a boundary is undetermined by the Land Registry unless an application is made for it to be fixed. Case law has emphasised that the boundary line on a title plan is just a general boundary and cannot show the precise boundary between two properties.
The law states that if the property or land is not registered for at least a decade, then the adverse possessor can apply to become the new legal and registered owner. Once the application has been filed, the registrar will notify the registered titleholder of the land.
The doctrine of adverse possession means that, subject to other considerations, the neighbour who has put the fence in the wrong place (the adverse possessor) becomes the owner of the land provided a period of 12 years elapses without an objection being raised, even if an objection is subsequently (after 12 years)
So this is different from the so called Seven year rule which comes from Section 157(4) of the Planning and Development Act 2000. This means local authorities cant serve enforcement notices for an unauthorised development when seven years have passed since the commencement of the development.
