The fact that the terms of the lease has come to an end does not mean that you have to leave the property. Unless you or your landlord takes specific steps to end the agreement under the lease, it will simply continue on exactly the same terms. You do not need do anything unless you receive a notice from your landlord.
A yearly rental agreement will run for a full 12-month period. Essentially, your one-year lease will continue on as a month-to-month lease once the year is up. Your landlord may want to sign another lease at the end of the term, but there is no obligation to create a new lease.

In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. The proper forms a landlord must use for giving a notice to end the tenancy are available from the Board.
If you rent by the month or by any longer period, your landlord must give you at least 60 days written notice. If you pay by the week or day, your landlord must give you at least 28 days written notice. The notice should be on a form called Notice to End your Tenancy at the End of the Term (Form N8).

Can I give 30 days notice in Ontario? No. In Ontario, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.
The end of a fixed term tenancy or lease does not mean that the tenant has to move out or sign a renewal or new lease in order to stay. The lease is renewed automatically on a month-to-month basis (if the rent is paid monthly) or week-to-week basis (if rent is paid weekly).
If you pay rent by the day or week, you must give 28 days notice (for example, if you want to leave on March 1, you have to give notice by February 1). If you pay rent by the month, you must generally give 60 days notice. If your lease is fixed for a period longer than a month, you must generally give 60 days notice.
One year is most typical. If you break the lease, youre breaking a contract, and the landlord can hold you responsible for paying the rent until the end of your lease term. For example, if you pay $1,800 a month and want to break your lease for the last four months, you could end up on the hook for $7,200.
