A sublet, or sublease agreement, adds someone new to an existing lease. Usually the new person (subletter) replaces someone who is moving out (sublessor or sublessee) but it can also happen with any new person being added to a lease.

The basic framework: A sublease clause permits the tenant, with certain stipulations, to rent out either a portion or the entirety of their leased space to a third party, referred to as a subtenant.
A Sublease Agreement is a contract that outlines the terms of a sublease between an existing tenant and a subtenant. Subleasing, also known as subletting, means that the existing tenant re-rents some or all of their rental property to the subtenant for a portion or the remainder of the original lease.
Lessee Tenant shall not assign this Lease or sublet any portion of the Premises Real Property without prior written consent of the Lessor, which shall not be unreasonably withheld. Any such assignment or subletting without consent shall be void and, at the option of the Lessor, may terminate this Lease.
Answer. A tenant has signed a lease or rental agreement with a landlord. A subtenant, on the other hand, is someone who subleases or rents all or part of the rental property from a tenant, and does not sign a lease or rental agreement with the landlord.
A tenant who subleases (subtenant) has the same rights and responsibilities as the original tenant. This means the subtenant is treated the same as any other tenant under California law when it comes to rights such as privacy, health and safety standards of a rental unit and due process for an eviction.
The Landlord hereby consents to the Tenants sublease of the Lease to the New Tenant on the terms of the sublease of the Lease, a copy of which is attached as Exhibit B (the Sublease). The Landlords consent to the sublease does not constitute consent to any subsequent subleases or assignments of the Property.
