hello my name is eric willison and im an attorney in the state of ohio and in this video im going to talk about lease agreements between landlords and residential tenants in the state of ohio ive been practicing in that area since 1996 both on the behalf of landlords and on the behalf of tenants and so i see the problems that arise between the two uh pretty fairly between the two so im going to talk today about lease agreements and what you need to think about when youre looking at a lease agreement typically the landlord is going to supply the lease agreement to the tenant and the lease agreement that that landlord supplies is either going to be written by his attorney or it may be a standard form lease agreement from a body that would write something like that like the columbus real estate professionals association might put out something along those lines or the cleveland landlords association im just making these up but there are organizations that put out standard form lease

A lease clause is a specific part of a contract or rental agreement between the landlord and tenant. These clauses need to be compliant with local state laws and other agreements between the two parties.
How to write an addendum to lease? Your name. The rental property address. The tenants name. Relevant policy/information (that complies with your state/municipals rental laws) Consequences for breaking any contract agreements. Space to sign date for landlord. Space to sign date for tenant.
Heres a list of common fields that should be covered in your lease agreement: Basic information about all tenants. Include the full name and contact information of each tenant. Description of rental property. Security deposit. Monthly rent amount. Utilities. Lease term. Policies. Late fees.
An Ohio lease agreement should include basic information such as: The names and contact information of both parties. A description of the property being rented. Rental terms and payment details. Security deposit and fees. Lease term and renewal options. The responsibilities and rules of both the landlord and tenant.
Additional rent is any amount paid in addition to the base rent for other charges that are not covered by the base rent. Typically, these additional obligations are clearly stated in the lease agreement between the tenant and the landlord.
If an issue crops up after a lease has begun, you can still add a clause or addendum. You will just need to send your tenant written notice of the change, preferably with a lease amendment, and then get your tenants signature on the new amendment. Remember that a lease is not a static, unchanging instrument.
In some cases, the clause may say that you can extend your lease with a new rent based on the current fair market value of your space at the time of renewal. Its also possible for landlords to insert clause that allows the rent to be increased with an extension based on changes in the consumer price index.
Amount of rent and due dates, grace period, late charges. Mode of rent payment. Methods to terminate the agreement prior to the expiration date and charges if any. Amount of security deposit and the account where it is held.
