A rent increase notice informs the tenant about a raise in rent, which can only be done for month-to-month rentals or at the end of a fixed lease. To legally increase rent, evaluate comparable rates, review the rental agreement, and check state laws for notice periods. Landlords can raise rent as desired unless in a rent-controlled area, but should reconsider to avoid losing good tenants.

In Ontario, rent increases are governed by strict guidelines set by the province's LTB. For 2022, this amount was fixed at a maximum of 1.2%, and for 2023 the maximum was 2.5%. Typically, landlords who increase rent will use the maximum amount, so this also reflects the average rent increase from year-to-year.
1. Landlords are also only allowed to raise rents once a year. The rent increase cap for 2022 was set at 1.5%, up from 2021's 0%, which was set in response to the COVID-19 pandemic. Prior to 2018, the cap hovered around 3% to 4% throughout the past decade — inflation + 2%.

The rent increase guideline for 2023 is 2.5%. The guideline is based on the Ontario Consumer Price Index, a measure of inflation calculated monthly by Statistics Canada that reflects economic conditions over a 12-month period (June to May). The guideline is capped at 2.5% to prevent significant rent increases.
Landlords can raise rent if they gave tenants at least 90 days' written notice using the correct landlord form, an N1, Notice of Rent Increase. In addition, at least 12 months must have passed since the first day of the tenancy or the last rent increase.
Forms for Landlords Three of the notice forms are for a landlord to use to tell a tenant that the rent for their rental unit will increase. N10 is used when a landlord and tenant agree to increase the rent by more than the rent guideline. You can file Form L1 and Form L2 applications using e-File.

For a yearly tenancy, 6 months' notice must be provided. As we previously explained, a landlord can't increase the rent during a fixed-term tenancy unless there is a rent review clause set out in the tenancy agreement that says the rent can be increased.
This can be done via email with the tenant and should outline clearly the new rent increase agreed by both parties and the date from which the increase in rent will commence. Both the Landlord and the tenant will need to sign and date this letter. Both parties should retain a copy of the same for their records.
Rent increases are normal and expected, though they're usually subject to rent control guidelines. Landlords are permitted to raise rents by 2.5 per cent in 2023, a limit set by the province of Ontario.
