Kind of a strange sounding form, but really, this is a form that gets used for all kind of different purposes, and its probably going to come up at some point in the life our your real estate investing business. Sometimes youre gonna have to fill this out on behalf of yourself, and sometimes youre gonna have to request that somebody else fill out this form for you. And really the whole purpose of this form is pretty simple. Its just so that one party can get the information they need from the other party in order to file a specific form with IRS. So for example, whenever a property is being bought or sold and the closer needs to file a form called the 1099S, in order to get that information, they could get it from this form if its filled out and signed and dated by the appropriate party. Line one of Form W-9 asks for your name. If you are running a sole proprietorship you would enter YOUR name. To clarify this point, the name on line 1 must match with the name the IRS associates with your TIN. The name on line 1 should never be a disregarded entity a single owner LLC.
Line 1 of the W-9 is Mandatory. Line 2 of the W-9 is Optional (DBA). The address on the W-9 can, but is NOT required, to match the billing address. Again, the W-9 address should be what the IRS has on file for the TIN, which may or may not be the same as your billing address.
Lines 5 and 6 The address provided in line 5 should be the main address for your business, and the one to which the requester of Form W-9 should mail your information return (1099) if you are supposed to receive one.
W-9 Form Instructions Line 1 Name. Line 2 Business name. Line 3 Federal tax classification. Line 4 Exemptions. Lines 5 6 Address, city, state, and ZIP code. Line 7 Account number(s) Part I Taxpayer Identification Number (TIN) Part II Certification.
Line 1 of the W-9 is Mandatory. Line 2 of the W-9 is Optional (DBA). The address on the W-9 can, but is NOT required, to match the billing address. Again, the W-9 address should be what the IRS has on file for the TIN, which may or may not be the same as your billing address.
Line 2 Business name If you have a business name, trade name, DBA name or disregarded entity name, fill it in here. If you do not have a business, you can leave this line blank.
You can enter your business, trade or doing business as (DBA) on line 2. If completing the form as a Partnership, multiple-member LLC, C Corporation or S Corporation, enter the name on line 1 as shown on the corresponding tax return as well as the business, trade or DBA name on line 2.
For these businesses, the IRS indicates using the First and Last name of the owner (single-owner LLC) on line 1 of the W-9 Form. You may put the business name on the second line of this form. The 1099-MISC tax form will print with the First and Last Name on line 1.
