If youre using anything other than a Kindle or the Kindle app, then EPUB is the better format. The only real reason to use MOBI is for compatibility with Amazons e-reader and app, but otherwise it has no advantages over EPUB, which is a widely accepted format that is much easier to work with.
As of June 28, 2021, Amazon will no longer accept the MOBI file format for publications with reflowable layouts. This decision applies to both new releases and file replacements.
MOBI format was originally an extension of the PalmDOC format by adding certain HTML like tags to the data (See EBook HTML). Many MOBI formatted documents still use this form. However there is also a high compression version of this file format that compresses data to a larger degree in a proprietary manner.
The MOBI format is the old name for Amazons proprietary ebook file format. Today, its called AZW3. Kindle readers and apps read AZW3 files, as well as the earlier AZW format and even older MOBI files.
A . mobi Web site is just a regular Web site accessible from Internet browsers on any device, including desktop computers. But, in order to register a . mobi domain name, a site must meet specific requirements that make it easy to view and use from mobile devices such as smart phones and personal digital assistants.

A MOBI file format (Mobipocket eBook format) is designed for eBooks, but mostly for Amazon Kindle. There is no comparison.
MOBI and AZW are now outdated. Newer software features on Kindle devices and in the Kindle app will not work for these files. Any MOBI/AZW files already in your library will still exist and will still open, but may not have all features available as mentioned above.
