The two most common types of leases are operating leases and financing leases (also called capital leases). In order to differentiate between the two, one must consider how fully the risks and rewards associated with ownership of the asset have been transferred to the lessee from the lessor.
Through a lease, the landlord and tenant sign a mutual agreement to fixed terms and conditions, such as the rent, rules, duration of the agreement, and so on. A rental agreement, by contrast, is a month-to-month agreement, in some countries, a yearly agreement.
Believe it or not, this may be negotiable. Your landlord could be open to a 3-month, 6-month, or 9-month lease at a higher rate. If the landlord wont budge on the length of the lease, then consider asking for a month-to-month option thereafter meaning that after 12 months, your lease becomes month-to-month.
For example, lets say John Doe owns a house on Main Street. He does not live in the house; he decides to lease it to Jane Smith. John continues to be the owner of the house, but Jane agrees to pay John $800 a month in return for letting her live there for a year.
A yearly rental agreement will run for a full 12-month period. Essentially, your one-year lease will continue on as a month-to-month lease once the year is up. Your landlord may want to sign another lease at the end of the term, but there is no obligation to create a new lease.
You can avoid rental rate increases. In most cases, your landlord cannot increase your rental rate for the duration of your one-year lease, so when you sign a two-year lease, youre usually extending the life of your current rental rate. This isnt always the case, however; laws vary by city and state.
One advantage of leasing a vehicle for a longer term of more than 36 months is the advantage of having to make smaller monthly payments. While leasing a vehicle almost always ensures lower monthly car payments than a traditional car loan, long term leases usually provide for even smaller monthly payments.
