all right sorry about the Hat I am dressed in Beach mode thats the nice thing about property management you can kind of put wherever you want Im working kind of remotely as you can kind of see I am at the beach and that is currently unshowered getting ready to go to the beach but I didnt want to enter a couple more questions and get through this list uh this one is from show Tanaka Joe can you do a podcast on a long term Lisa grimmetts first month-to-month lease agreements Im just curious do you have two separate leases one with an end date slash long term and one for month to month or just one lease that could be used for either situation uh we dont actually do month-to-month leases uh the reasoning being is especially in the Philadelphia Market probably similar to every other Market um when our properties are vacant in April and in Spring our rents go skyrocketing up so we have a lot more leverage to increase the rent for our property owners and also we get a lot more applicant
