Hows it going everyone Matt Leighton and welcome back to another video. Today were talking rental application mistakes. In this video, Im going to give you 7 mistakes to avoid when you apply for your rental property. This is mostly for applying to condos, townhouses, and houses that are owned by a private owner but could also be used for applying to apartments. So with that being said, lets get started. Number one is Negotiating before Applying. When I have a rental listing, I will get so many calls and emails that say something like - Is the property still available and is the owner flexible on the rent? Okay what? You havent even seen the place but you want me to ask the owner if theyll lower the rent? Will you be applying? Do you want to set up a visit? Can we see your application to make sure you dont have a credit score of 400? The time to negotiate is when you submit the application. THeres nothing wrong with negotiating. In fact, I almost encourage it depending on the ma

They can stay with you without being on the lease as long as they dont intrude on the leasee rights. If they dont want to be on the lease but they dont want to pay rent either, you need to have an alternative agreement with them. This can be a verbal agreement, but its best to put it in writing.
A property manager starts with an examination of financial documents submitted with rental applications, such as bank statements and pay stubs. These details give a snapshot into whether potential tenants have stable income sources and if theyll be able to meet monthly rent payments without fail.
Apartment managers and landlords use your banking details to verify your income and the validity of your account. Having your details on hand just simplifies the process. Landlords and property managers may also request bank account details to set up automatic payments online.
For updates on your application status, you can docHub out to the landlord or property manager who posted the rental listing. While Zillow hosts rental listings, we are not involved in the decision-making process since all agents, homeowners, and landlords manage their own rental properties independently.
One of the information the landlord will ask is your bank balance. However, you can always refuse to divulge such personal information. At this phase in your application, the Landlord can legally ask for any information that can confirm your capability to pay the rent.
Even if your lease or rental agreement doesnt have a specific requirement that the landlord must approve additional tenants, its normally wise to notify your landlord before moving in another person.
There is no security issue in allowing your tenants to have your bank account number.
If you dont have any available copies of your recent pay stubs or W-2 forms, you can also share a recent bank statement. A landlord or property manager may ask for your bank account number to ensure that you actually have a bank account and make enough to cover the rent.
