The basic principle is that all co-owners of the property will have to be co-applicants of the home loan. However, all co-applicants need not necessarily be co-owners. Only their income is considered for credit / loan appraisal.
Simply put, it's all about risk. For example, if your friend has great credit but you don't share a home or any history, lenders may deny a joint personal loan because they are less sure of the intention of your co-borrower to share in the ownership. This is why lenders typically stick to married couples or relatives.
Most banks and credit unions allow you to have a cosigner on a personal loan. In many cases, you and the cosigner will need to be a member of that bank (if not, you might still be eligible for a loan but for a lesser amount).
Most personal loan lenders do not allow co-signers. Instead, you will likely need to fill out a joint application where each person has equal responsibility for and access to the loan.
While joint personal loans are common in the mortgage and auto lending industries, finding lenders that allow joint applications for personal loans and credit cards can be more challenging. Once you find a lender, you can submit a joint application for credit.
Can you back out of a joint loan? Once you have taken out a joint loan, it's not usually possible to remove one person from the agreement. And if the other borrower defaults on the loan, you will still be liable to repay it.
By combining their resources, a couple may have access to a greater amount of credit than if they were to apply as individuals. This would allow them to make bigger purchases and fund them together. Joint credit also comes in handy when one person has no credit history or a low credit score.
All owners of a joint account pay taxes on it. If the joint account earns interest, you may be held liable for the income produced on the account in proportion to your ownership share. Also any withdrawals exceeding $14,000 per year by a joint account holder (other than your spouse) may be treated as a gift by the IRS.
Joint personal loans allow two people to put their names on the application, and both applicants' credit history and income get the same weight in application decisions. If the loan is approved, the two applicants have equal access to it and are equally responsible for repaying the borrowed amount.
A joint loan gives co-borrowers equal access to the loan funds or any asset purchased with the loan, and shared equal responsibility for paying it back.
