Oftentimes you will have friends and family help you out in making modifications or repairs to your property. but there are certain situations where you need a contractor or a handyman or a subcontractor with you as a contractor. Somebody to help you build a fence. dig a pool, re-landscape the yard. paint the house. add new gutters, redo the roof, redo the driveway, redo the walk, remodel entire bathrooms, remodel the kitchen add a finished basement. All of those types of things you should have an agreement with the party whos doing the work with a start and end time, and a cost. You should also have written change orders if you have a written contract so that you can keep track and things dont get out of hand. The reason that Im telling you this is because if these people are not paid what they claim theyre owed

In Maine, a lien is placed on a debtors assets; it ensures that the creditor will be compensated if the debtor cannot pay back the debt. The accumulated debts can come from unpaid taxes, mortgage payments, unpaid wages, or lawsuits.
In Maine, all lien claimants without a contract directly with the property owner must file their lien claim (called a Notice of Lien) in the registry of deeds for the county in which the property is located within 90 days of the date of last furnishing labor or materials for the project.
To perfect a mechanics lien in Iowa, it must be filed electronically through the Secretary of State Office Mechanics Notice and Lien Registry (MNLR). Preliminary notices can be filed through the system as well.
In order to qualify to file a mechanics lien in Massachusetts, certain parties must send a preliminary notice. Any party that did not contract directly with the GC or property owner must provide a Notice of Identification. They must send the notice within 30 days of first providing labor and services on a project.
Mechanics liens are governed under Title 10, Chapter 603 of the Maine Code. In Maine, liens that have been paid off or satisfied for any other reason should be properly discharged by filing a lien release in the country registry of deeds in the county where the lien was originally recorded.
Anyone who supplies materials or equipment only actually use in or consumed by the property improvements. -Except for original contractors and laborers working for wages, all mechanics must serve a preliminary 20 days notice as a prerequisite for eligibility to file a mechanics lien.
30 days ! The filing of a Notice of Completion has no effect on the time within which claims of lien may be legally filed. When a contractor is not a prime on a job, strong protection is gained by giving notice to the construction lender in order to more adequately protect the Stop-notice rights: TRUE
