- Hello, in this video I want to explain all about lease option contracts and lease option agreements. (logo whooshing) (bell ringing) My names Simon Zutshi, Im the author of Property Magic, the number one Amazon property best seller. Im the founder of the Property Investors Network, and Ive been teaching people like you how to be successful investors for almost two decades now. And about 15 years ago, in 2006, I discovered a very powerful strategy or tool called a purchase lease option. Now, most people have not heard about purchase lease options including estate agents, solicitors, and most investors, and I find most investors who have heard about them dont really understand them and how they can use them properly. So this video is to describe a little bit about how you actually use lease option contracts and lease option agreements. If you want to learn more about how you can use those to acquire property, to give you cash flow and extra growth using none of your own money,

A lease option is a contract in which a landlord and tenant agree that, at the end of a specified period, the renter can buy the property at a specified price. The tenant pays an up-front option fee and an additional amount each month that goes toward the eventual down payment.
The lease contract contains a put option under which the lessor can require the lessee to purchase the leased asset at the end of the lease at a fixed price.
The difference between a lease option and a lease purchase agreement is that the lease option only obligates the seller to sell. A lease purchase agreement commits both parties to the sale barring bdocHub of contract or the buyers inability to secure a mortgage.
Unlike a sale agreement with seller financing, a lease-option allows the owner to continue to receive tax deductions as the owner. Interest, taxes, maintenance and depreciation may still be deducted against the rent received.
A lease option is a type of real estate contract that gives renters the option to buy their rental when their lease is up. The propertys owner forfeits the ability to sell the property to anyone else during the lease term, and in exchange, the renter pays an upfront option fee and often a higher monthly payment.
When and how is an Option exercised? That the tenant must give written notice to the landlord of their intention to exercise the Option; That the notice must be given during a particular period (usually between 6 months and 3 months prior to the end of the initial lease term); and.
An option clause is a term in a commercial or retail lease that permits a tenant to renew their lease at the end of the initial lease period. However, they must meet certain conditions. For example, a three-year lease may also have one three-year option, making it six years if the tenant chooses to exercise the option.
You can get a great deal more for your money through leasing than by simply buying an asset, including the potential to upgrade your tech, schedule service and maintenance if breakages occur and even the option to buy at a docHubly reduced cost or sell the asset on for a profit.
