An option to renew or extend the lease means that upon the tenants exercise of the option (choice), the provisions of the agreed-upon option are adopted for another defined term. The terms of the option can include the length of the new term, a change in rent, and other modifications.
Generally speaking, in order to validly exercise your option you must: Give the landlord formal written notice, which should be a clear and unequivocal exercise of the option. With a subject to deal, the investor can extend a lease option to a tenant buyer. A subject to contract stipulates that the sale is subject to the existing mortgage remaining intact. This allows the investor to take over the property without having to secure new financing.
A lease option is an agreement that gives a renter a choice to purchase the rented property during or at the end of the rental period. It also precludes the owner from offering the property for sale to anyone else. When the term expires, the renter must either exercise the option or forfeit it.
