An Agreement in Principle does not affect your credit score as it only involves a soft credit check. When you apply for a mortgage, a full credit check is carried out. Though one or two checks typically wont affect your score too much, additional checks can start to lower your overall rating.
But it doesnt guarantee you a mortgage, and it is possible to be refused by a mortgage provider after theyve given you an agreement in principle. If this happens, its often because the lender found something that didnt meet their criteria when they did a full search of your information.
You will need to contact your lender to apply to have your daughters name added to your mortgage. They will be subject to the same standard checks such as income and affordability as a new applicant for a mortgage. Consequently, it isnt a formality to add them onto your mortgage if they have a poor credit score.
In rare cases, lenders will allow you to add additional people to a mortgage although all will have different requirements around doing so. What happens after you receive a Decision in Principle? Once youve found somewhere you like, you may wish to make an offer on the property up to the maximum value you can afford, based on your Decision in Principle. You must then go back to your mortgage lender and make a full mortgage application.
