The only way to change the names listed on a mortgage is to refinance in the new borrowers names. If you divorce, for example, youll need to meet the qualifications to refinance the house in your name alone. If you want to add someone to your mortgage, youll both need to jointly qualify to refinance the mortgage.
Most types of home loans will only allow you to add one co-borrower to your loan application, but some allow as many as three. Your co-borrower can be a spouse, parent, sibling, family member, or friend as an occupying co-borrowers or a non-occupying co-borrowers.
Contact your lender. Instead, they will likely make you refinance your home, in effect taking out an entirely new mortgage. Adding a person to your mortgage without refinancing can only work if the mortgage is assumable. Federal Housing Administration (FHA) loans tend to be assumable, but other types may not be.
Most lenders have no problem with allowing two unmarried people to apply for a mortgage together. You might think theyd be concerned the loan could go unpaid if the couple splits up, but that risk is there for married couples as well.
This initial application will often ask for your personal information, such as your name, address, phone number, date of birth, and Social Security Number. You may also be required to state your desired loan amount and purpose, as well as additional financial details like your gross monthly income or mortgage payment.
Can I add my partners name to the mortgage after buying the house? The only way to add your partners name to the mortgage, whether youre getting married or simply want to split ownership of the home, is to refinance into a new loan.
Declarations are statements made by someone. Typically, these spell out legal obligations a borrower agrees to when they take out a mortgage and are usually signed during the mortgage closing.
You just got married and now you want to add your new spouse to the mortgage or title of your home. Putting your spouse on title (adding them to the ownership) is a simple process. All you need to do is have a grant deed prepared, sign it in front of a notary public, and then have it recorded.
