Eviction by bailiffs This process can take several weeks. Most landlords use county court bailiffs. Some use hight court bailiffs, also known as high court enforcement officers (HCEOs). Bailiffs and HCEOs must give you at least 2 weeks notice of the eviction date.
With regards to notice with the section 21(1) the period has to be just two months. In the case of the section 21 (4) the tenancy has to be at least two months and at the end of a tenancy period. If the tenancy was for a fixed term, the date specified cannot be any earlier than the expiry date of that fixed term.
In England, a Section 21 notice must give your tenants at least 2 months notice to leave your property. You may need to give a longer notice period if you have a contractual periodic tenancy. This is a fixed term tenancy that has ended, but included a clause to continue as a periodic tenancy.
