And today I have with me Mr. Dan Chapman from Fairway Independent Mortgage, and were doing just a quick question-and-answer session on, we hear all the time, locking an interest rate. What does that mean? So Dan-- - Sure. - What does that mean? - When you lock your rate, youre locking in that rate for a specific period of time. And so, like I say, youre going to close your loan inside of 30 days, we would do a 30-day lock, and youre guaranteed no worse than that rate. - So youre locking in your interest rate for your mortgage? - Yep. - That youre going to be getting. - Yep, and youre guaranteed no worse than that rate. You can, actually, extend that lock, if you need to. So theres lock extensions. You can, actually, with the small possibility that your rate can improve, even though youve locked it in, but its no worse than that rate. - And so is there a cost to locking in a longe

Explaining a Mortgage Rate Lock. When a borrower locks in an interest rate on a mortgage, it should be binding for both the borrower and the lender. The interest rate is locked for the period from the offer of the loan to its closing.
Rate Locks are to be written and signed agreements by our borrowers from what I gather on this unclear rate lock topic.
A lock-in or rate lock on a mortgage loan means that your interest rate wont change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application. Mortgage interest rates can change daily, sometimes hourly.
Pro: gives the borrower the certainty of knowing what the repayments will be during the fixed period. Con: there is no guarantee rates will rise during the time before settlement, so a borrower can pay the fee unnecessarily. Con: taking out a rate lock too soon. The rate lock could expire before settlement.
Cons Of Locking Your Mortgage Rate Today Interest rates may fall after you lock in. You could miss out on the chance to score an even lower interest rate. Letting the lock period expire has consequences. If you lock in a mortgage rate but ultimately allow it to expire, the lender might charge you hundreds of dollars.
You can back out of a mortgage rate lock, but there are consequences. Backing out of a rate lock means giving up the application youve put time and money into. Youll have to start your mortgage application over from the start, and youll likely have to re-pay fees like the credit check and home appraisal.
When you lock your interest rate, youre protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate. This is called repricing your loan.
Assuming that the initial Loan Estimate was previously provided, then TRID 1026.19(e)(4)(i) permits the locked rate to be disclosed on the initial CD without first providing a revised Loan Estimate disclosing the lock.
Fixed Rate Home Loans lock in your interest rate for a certain period: usually one to five years. After the fixed term finishes, your home loan will roll into a variable interest rate, unless you decide to fix your rate for another term.
