hey everyone its sherry roberts again and we are here doing an addendum to contract so this is when you lets say for an example do the inspection and everyones favorite go-to now is the electrical panel needs to be replaced which is no fun and lets say theres fascia board rot somewhere and um we never we try not to ask the seller to make repairs we dont know what kind of repairs youre going to make then you have to have receipts and its a whole thing so what i like to do is ask the seller we usually add up the costs of the repairs and just have the seller credit the buyer towards your closing cost of closing so if a buyers closing costs are 10 000 that means they only have to come to the table with 7 000 which is pretty awesome and it keeps more money in the buyers pockets so what were going to do now is were going to do an addendum to contract and in order to do that we have to add forms and then were going to type in addendum to contract so there it is right there now the
