Percentage Rent, also known as overage, is a characteristic of many retail leases that allows the landlord to participate in the sales of the retail tenant at the property. The Percentage Rent is additional rent above the otherwise base fixed rent.
The formula is (Gross Sales Artificial Break Point x % = Percentage Rent). If tenants Gross Sales are $3,000,000, then the tenant would pay landlord 6% of $1,750,000 ($3,000,000 (Gross Sales) $1,250,000 (Artificial Breakpoint) = $1,750,000 x 6% = $105,000 (Percentage Rent for Year 1).
a) Annual rent It is calculated based on a simple equation of rentable square footage multiplied by each unit of usable square feet available. For instance, if the price per square foot is $10 and the total square footage of the unit is 1000 square feet then the gross rent would be $10 x 1000 = $10,000.
How is the NNN Lease Calculated? NNN leases are computed by multiplying the total annual property taxes and insurance for the area by the entire rental square footage of the building.

You may use the mathematical formula to calculate the monthly lease payments. PMT = PV FV / [(1+i)^n / (1 (1 / (1+i)^n / i)] For example, the cost of the leased asset is Rs 2,00,000. The residual value is Rs 50,000.
Occupancy Cost Ratio (OCR) This calculation is used by lessees to measure the performance of the store in relation to a portfolio/industry benchmark.
