Expenses of renting property can be deducted from your gross rental income. You generally deduct your rental expenses in the year you pay them.

To calculate, first multiply the monthly rent amount by the number of months in the year to determine the income from rent; then, divide the income from rent by the appreciated home value. For example, if the monthly rent is $900, the total income from rent for the year would equal $10,800.
How Can I Calculate ROI on My Rental Property? ROI = (Annual Rental Income Annual Operating Costs) / Mortgage Value. Cap Rate = Net Operating Income / Purchase Price 100% Cash-on-Cash Return = (Annual Cash Flow / Total Cash Invested) 100%
The 2% rule is the same as the 1% rule it just uses a different number. The 2% rule states that the monthly rent for an investment property should be equal to or no less than 2% of the purchase price. Heres an example of the 2% rule for a home with the purchase price of $150,000: $150,000 x 0.02 = $3,000.
Rental income is taxed as ordinary income. This means that if the marginal tax bracket youre in is 22% and your rental income is $5,000, youll end up paying $1,100. Heres the math we used to calculate that tax payment: $5,000 x . 22 = $1,100.
