What is the difference between furniture, fixtures, and equipment? Furniture includes more substantial items such as movable office furniture. Fixtures are anything that may be secured, such as cubicle partitions or attached shelving, that have no permanent connection to the structure or building.

A real estate fixture is any object permanently attached to a property by way of bolts, screws, nails, glue, cement or other means. Items like chandeliers, ceiling fans and window treatments are generally seen as fixtures and will stay with the house in a real estate transaction.
A picture hanging on a nail in a wall would NOT be considered a fixture (it would be personal property).
