Hi this is Mike Hathaway, Chief Product Officer at Ascertia. In this short video Im going to show you a quick demonstration of a new feature that was added to signing up 8.1 which is all about providing QR codes in documents to enable digital signatures and document validation to take place outside of the digital workflow space. By that I mean a printed document hanging on a wall in an office may be a fire or health and safety certificate could be a certificate on a shipping container or any other document thats being produced and needs to be verified in the old-fashioned analog world. So what well do is well log in here to a docHub instance very quickly. This is a demo system running docHub 8.1 and well begin a new workflow that will just involve me as only one signature for this particular document is required this is a fictitious council fire safety certificate. So we will lock the document to prevent any changes at the end of the workflow

Dont expect a Preliminary Notice from a prime contractor. The prime contractor isnt required to send a Preliminary Notice, as the Mechanics Lien Warning is required to be part of the contract. He/she may still record a mechanics lien against your property if not paid the amount owed in the contract you have signed.
VIRGINIA CODE 43-7 If no contractor license or certificate number is included, the claimant certifies that such a valid license or certificate is not required by law for the work done for which the benefit of a lien is claimed.
The following states have no notarization (or any other attestation) requirements for mechanics liens: California. Georgia. Hawaii.
The lien claimant must file a lien foreclosure action within 90 days of the date that he or she recorded the mechanics lien. Often a lien claimant with a valid claim will fail to follow through, making the lien invalid.
When a lien is bonded off, a payment bond is available to pay off the lien. This provides a guarantee for payment to the construction firm and allows the property owner to be able to sell, finance or transfer the property without fear of a lien on the title.
Contractors, suppliers, and other parties can only claim a mechanics lien for funds mentioned in written contracts.
How Do You Remove a Lien? Pay the debt: If you have a valid judgment lien against your property, paying the creditor in full will remove the lien. Negotiate with creditors: With the help of an attorney, you may be able to work out a settlement with your creditor to remove a judgment lien.
Generally, this requires the assistance of a lawyer. The homeowner may petition the courts under Civil Code Section 8480 in California to remove the mechanics lien when it is not timely issued or recorded. A lawsuit is usually necessary to file it against the owner by the contractor or subcontractor.
