hi this is the business guy lets talk about transferring real estate privately so it doesnt appear on the public records this means nobody knows about the transfer but you in fact there are two main ways to hide property title transfers and theyll tell you my favorite and whats worked best for thousands of our clients so first were going to talk about the different types of deeds and what each one does well talk about how to hide property transfer from the public and well talk about how to save thousands of dollars in transfer tax when you sell or transfer property and if youre watching this on youtube please click the like button below so youtube promotes this video thanks so much and you can also click the subscribe button so that when more videos come out like this youll get notified okay so if youve purchased property before you likely generally know what a deed is and how it works people use deeds to transfer property to another party to another person to multiple people

The only three times you might want to consider creating an irrevocable trust is when you want to (1) minimize estate taxes, (2) become eligible for government programs, or (3) protect your assets from your creditors.
With an irrevocable trust, the transfer of assets is permanent. So once the trust is created and assets are transferred, they generally cant be taken out again.
Do use trust assets for repairs, maintenance and improvements to real property in the trust. Do use trust assets for payment of real estate taxes and homeowners insurance. Do take dividends and income on trust assets on at least a quarterly basis.
Irrevocable trusts are generally set up to minimize estate taxes, access government benefits, and protect assets. This is in contrast to a revocable trust, which allows the grantor to modify the trust, but loses certain benefits such as creditor protection.
The downside to irrevocable trusts is that you cant change them. And you cant act as your own trustee either. Once the trust is set up and the assets are transferred, you no longer have control over them, which can be a huge danger if you arent confident about the reason youre setting up the trust to begin with.
An irrevocable trust usually cant be changed without a court order or the approval of all the trusts beneficiaries. This makes an irrevocable trust less flexible. But an irrevocable trust can protect trust assets from certain creditors and estate taxes, while a revocable trust cannot.
As the Trustor of a trust, once your trust has become irrevocable, you cannot transfer assets into and out of your trust as you wish. Instead, you will need the permission of each of the beneficiaries in the trust to transfer an asset out of the trust.
The advantages of placing your house in a trust include avoiding probate court, saving on estate taxes and possibly protecting your home from certain creditors. Disadvantages include the cost of creating the trust and the paperwork. Take a look at the pros and cons of creating a trust before you put your house into it.
