You can assign your tenancy to a partner who lives with you. You can be married, in civil partnership or living together. The property must be their main home. If you do not live with a partner, you may be able to assign your tenancy to someone else who lives with you but only if your tenancy agreement says you can.
Your landlord cannot evict one joint tenant without ending the tenancy for everyone. This could put all of you at risk of eviction. You can ask the landlord to set up a new tenancy agreement for the remaining housemates if you want to stay in the property. Its up to the landlord to decide if they agree.
If one co-tenant is leaving in a periodic term, they can end their own tenancy under a periodic agreement by giving a 21- day termination notice to the landlord and each other co-tenant. Once they vacate the premises by the date in the notice, they are no longer a tenant under the agreement.
Only people who have agreed with the landlord to be a part of the tenancy should be named on the contract. You will be joint tenants if all of you are named on the agreement.

You can apply to court to change your ex-partners tenancy to your name, or remove their name from a joint tenancy. ​​You can apply for a transfer of tenancy if your landlord and ex-partner wont agree to either: a new tenancy agreement in your name.
