Upon fulfilling the land contract, you should transfer the propertys title to the buyer. You must also provide a deed declaring that the property is free of liens or mortgages.
These are the typical terms in a land contract: Name and address of all parties. A description of the property. Acknowledgement of the person who owns the property.
If a judgment of possession is granted, the buyer has 90 days to redeem the property if less than 50% of the purchase price has been paid or 6 months to redeem if 50% or more of the purchase price has been paid. The redemption amount is the amount that is past due. MCL 600.5744(4).
If the borrower defaults, the lender has a remedy: to foreclose on the property. However, for some would-be home buyers, obtaining financing for the purchase of real property is not an option. Some prospective purchasers may have bad credit (or no credit) and/or no one to co-sign on a loan for them.

In forfeiture, the seller cannot accelerate the debt. Therefore, the vendee can cure by paying the past-due monthly payments. If the seller wants to terminate the land contract and evict a vendee in chronic default in a foreclosure, the seller can accelerate the debt, making it harder for the tenant to cure.
Land contract cons. Higher interest rates Since the seller is taking most of the risk, they may insist on a higher interest rate than a traditional mortgage. Ownership is unclear The seller retains the property title until the land contract is paid in full.
The whole foreclosure process typically takes a minimum of 12 months from filing the lawsuit to expiration of the redemption period. Pros: (1) Unlike forfeiture, the foreclosure avoids multiple lawsuits for a chronically delinquent defaulting party.
