Tenants at will Your landlord must send you a 14-Day Notice to Quit if terminating your tenancy for non-payment of rent (M.G.L. c. 186, 12). If it is being terminated for any other reason, you must be given written notice 30 days, or one full rental period in advance, whichever is longer.
A landlord can use a 30 day-notice to end a month-to-month tenancy if the tenant has been renting for less than a year. A landlord should use a 60-day notice if the tenant has been renting for more than one year and the landlord wants the tenant to move out.

If everyone agrees to sign a deed of surrender then the tenant may be asked to cover certain costs that the landlord has incurred by ending the tenancy early.
The tenant is usually responsible for paying the rent in full on or before the due date, as well as any additional fees or charges. The landlord is responsible for ensuring the property is kept in good condition, and must also provide all necessary repairs and maintenance during the tenancy period.
Your tenancy becomes periodic automatically if you stay past the end of the fixed term without a renewal agreement. A joint tenancy becomes periodic if any of the joint tenants stay on, unless theres a new agreement in place. A periodic tenancy continues on the same terms and you should pay your rent as normal.
A deed of surrender is a legal document that is created when a tenant agrees to give up their tenancy rights by vacating a property.
The landlord or tenant can end a month-to-month tenancy-at-will by giving a written 30 days (minimum) notice to quit that must expire at the end of a rental period. Pay special attention if the notice to quit is given in February, which has less than 30 days.
