[Music] alright guys in todays video were gonna talk about three benefits of land contracts I have my business partner Brent Fisher here and we have a real estate portfolio of nine units we have two properties theyre both multi-family and our first one we got was off of the land contract and land contracts highly recommend them a lot of business their property owners dont do them because they want their cash but if you find someone in the position that owns a property free and clear and they want to be the bank so essentially theres a person who owns a piece of property and instead of them selling it through a bank through traditional financing they act as the bank right so they have this piece of property so lets say for example I own a piece of real estate Brent says he wants to buy that piece of real estate he could approach me and say hey Chris would you be willing to sell this property to me off the land contract now what that means is were gonna negotiate terms of the sale

First, a landlord cannot forcibly evict a tenant to sell a home. A landlord cannot have showings without providing a 24-hour warning. While a landlord can sell a property during a lease, they must respect the tenants rights at all times while doing so.
In legal terms, property misrepresentation occurs when a seller fails to disclose or knowingly misrepresents any of their answers on the sellers property information form or in response to further enquiries raised.
Most buyers and sellers will be buying and selling with vacant possession (VP). Indeed, the Standard Conditions of Sale (Fifth Edition) normally adopted on residential sales usually impose a contractual obligation on a seller to sell its property with VP.
Simply put, sold with vacant possession means a given property must be empty on the day that you complete your purchase or sale of it. This means that there must be no remaining residents or tenants at the home, and no belongings other than those that have agreed to be left in the contract.
If the property is sold without vacant possession, this usually means there will be tenants in situ. Any tenancy agreement relating to the property must be included in the contract because when youre buying a property you need to know who, if anyone, is living in it and on what terms.
Property transactions that are said to be sold as seen refer to properties being sold by a company, repossessed properties or those sold as part of a deceased estate. These transactions have one thing in common in that the seller may not have any personal knowledge regarding the property.
Vacant Possession In B.C., a tenancy cannot be terminated simply because the property is being sold. In order to lawfully terminate a tenancy during a sale, the provisions of section 49(5) of the Act must be followed.
In California, you need to give 90 days notice when you buy a foreclosed property with tenants living in it. If you dont want to wait 90 days, you can offer to pay the tenants to move out sooner. The tenants dont have to take you up on your offer, but it doesnt hurt to ask.
