A lump sum bid represents the total price for which a contractor offers to complete a facility ing to the detailed plans and specifications. Unit price bidding is used in projects for which the quantity of materials or the amount of labor involved in some key tasks is particularly uncertain.
One issue with unit price contracts is that since quantities are not contractually defined, sometimes the initial estimates can be so far off reality, or considerable changes occur that the initial unit price set for an item becomes inapplicable.
Three Common Construction Contracts FIXED PRICE. Fixed price construction contracts, also commonly referred to as lump sum or stipulated sum contracts, are the most common types of construction contracts. COST PLUS. GUARANTEED MAXIMUM PRICE.
The Contractor shall provide all superintendence, labour, Plant, Construction Equipment, materials, goods and all other things, whether of a temporary or permanent nature required in and for such design, execution, completion of the Works and remedying of any Defect.
4 Types of Construction Contracts Lump-Sum Contracts. Cost-Plus-Fee Contracts. Guaranteed Maximum Price Contracts. Unit-Price Contracts.
What is Unit Price? Unit price is the price at which a single quantity of a product is being sold. This can refer to the price per unit of measure, such as the price per pound, ounce, or pint.
A unit price contract, also known as a measurement or remeasurement contract, bases project costs on the number of units necessary for completion. Costs are accrued incrementally as the project progresses. A lump sum contract, also known as a stipulated sum, reflects a total fixed fee for an entire project.
Contractors and project owners often wonder, what is the difference between fixed price and lump sum contracts? Simply put, these terms are interchangeable and are two names for the same concept.
