Specifically, the landlord can serve an N8 notice for persistently late payments, which includes a 60-day termination date and must be accompanied by a rent roll summary demonstrating a pattern of late payments—typically at least six to seven late payments over the past year. The landlord will then submit the N8 notice, the rent summary, and an L2 application to the board, which will schedule a hearing and issue a hearing notice.
