The disclosure required by 1026.37(a)(13)(ii) related to estimated closing costs is required regardless of whether the interest rate is locked for a specific period of time or whether the terms and costs are otherwise accepted or extended.
However, this usually comes at an additional fee. A mortgage rate lock is binding for both the lender and the borrower for the duration of the rate lock agreement. One of the only things that may impact a rates consistency is if there are changes to your loan application before closing.
A locked-in interest rate protects the homebuyer from the possibility the interest rate may rise. By locking in the rate, the bank agrees not to change it as long as the borrower closes within a set time frame, often 15, 30, 45, or 60 days, and does not make docHub changes to their application.
Most lenders measure this cost as a percentage of your loan amount (0.25% for example). What happens if you lock in a mortgage rate and rates go down? If interest rates go down after your rate lock, you are still committed to your initial, agreed-upon rate, unless your loan includes a float-down provision.
A float down option is a provision extended by your loan officer that will allow you to drop your locked-in rate to the current mortgage rate before your closing date. While most lenders wont charge you a lock fee, there is an additional fee for a float down option, but its often added to your closing costs.
Locking in early can help you get what you were budgeting for from the start. As long as you close before your rate lock expires, any increase in rates wont affect you. The ideal time to lock your mortgage rate is when interest rates are at their lowest, but this is hard to predict even for the experts.
A float-down provision or float-down option is an agreement between you and your lender that can be made after you lock a rate. Youd pay an additional fee usually 0.5% to 1% of the loan amount to drop your locked-in rate to current mortgage rates.
A mortgage rate lock ensures the rate on your mortgage stays the same, from the initial quote to closing. Locking in your rate isnt a binding contract to work with that lender, though. You can still switch lenders if you choose to.
When you lock your interest rate, youre protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate. This is called repricing your loan.
If your rate is not locked, it can change at any time. There can be a downside to a rate lock. It may be expensive to extend if your transaction needs more time. And, a rate lock may lock you out of a lower interest rate if rates fall after you get your loan offer.
