A professional inspector can uncover problems with the home, and based on their report, you can try to negotiate the final sales price or request that the seller make important repairs.
Although foundation repair can be an expensive undertaking, its a necessary one to maintain your homes value, especially in the case of serious damage. You must disclose any foundation repairs if you sell your home, but this can give you an advantage since buyers will know that the foundation is in good shape.
Theyll look for cracks in the walls or ceilings, uneven floors, jammed windows, and moisture or mold within a crawl space. Theyll check the pipes for leaks. Finally, theyll also check the substructure supports to ensure they are level and theres no buckling.
A foundation that is damaged beyond repair will have to be replaced. Foundation replacement is a process where the foundation of the house is being exposed, removed, and then replaced with a new and resilient foundation.
Lifting a house to repair a foundation is accomplished by piering. This technique involves the placement of vertical piers deep into the soil beneath the sunken part of the foundation. Hydraulic jacks on the piers lift and level the sunken foundation section.
While it may be more affordable than professional foundation services, DIY foundation repair is not a good idea. Fixing foundation problems is best left to professionals.
6 Foundation Repair Methods Polyurethane Foam Jacking. This foundation repair process uses polyurethane foam material to lift and support a sunken concrete slab foundation. Concrete Pressed Piling. Steel Piers. Helical Piers. Concrete Piers. Slabjacking/Mudjacking.
Ultimately, foundation repair will only add value to a home in certain real estate markets. However, it always protects the value of a house from declining and can save homeowners from needing to make costly repairs to other parts of their homes structure.
