WORK NOT REQUIRING A BUILDING PERMIT OR ZONING APPROVAL (ROZA RECORD OF ZONING APPROVAL): One-story detached accessory structures used as tool and storage sheds, playhouse and similar uses, provided the floor area does not exceed 120 square feet and they are accessory to a single-family or two-family dwelling.
In Pennsylvania, a permit is generally required for bathroom remodeling if it involves structural changes, electrical, or plumbing work. Specific work that typically requires a permit includes: Structural changes, like extending the size of the space.
A residential building permit is required for the following work on a residential building or structure: Renovate and repair an existing single-family or two-family dwelling. Construct an addition to an existing single-family or two-family dwelling.
Decks less than 30 high (measured from grade) do not require a Building Permit. For decks and porches over 30 high or having a roof, a Permit is required. When returning the Building Permit Application, the following items are required: A copy of the Zoning Permit.
If you are making any changes to the roof structure, that is, making changes beneath the roofing materials or framing, a permit is generally essential. This can involve the adding or removing of trusses or rafters. In states such as Pittsburgh, changes to roof decks or sheathing will also require a permit.
The building code official may grant extensions of time to commence construction in writing. A permit may be valid for no more than 5 years from its issue date. (h) The permit holder shall keep a copy of the permit on the work site until the completion of the construction.
Do I Need a Building Permit? Although most construction projects require a building permit, the Pennsylvania Uniform Construction Code (PA UCC) under Sections 403.1, 403.42, and 403.62 provide a number of specific exemptions. Keep in mind: many provisions of the PA UCC are amendable by the local jurisdiction.
