You must provide the landlord with your notice no later than 30 days after the landlord gives you the standard lease. In either case, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.

I am writing to officially notify you that your tenancy at [Tenants Address] is terminated by the terms of our lease agreement dated [Date of Lease Agreement]. The eviction process in Ontario is complex but it can be broken down into the following 6 steps. Step 1: Reason for Eviction. Step 2: Give Tenant Written Notice. Step 3: File Application with the Landlord Tenant Board. Step 4: Attend the Hearing. Step 5: Eviction Order. Step 6: Enforcing the Eviction Order.
You must give your landlord your Form N9 at least 60 days before the termination date. The termination date must be the last day of your rental agreement. For example, if your one-year rental agreement is from September 1 to August 31, your termination date is August 31.
Termination date must be the last day of the rental period or lease term. You can file this application online through the Tribunals Ontario Portal. Application must be filed no later than 30 days after the termination date in the notice. The tenant can dispute the application at the hearing.
Check if your tenancy agreement says anything about how you should give notice. If it doesnt say anything, give notice by writing a letter to your landlord. Its a good idea to ask your landlord to confirm in writing theyve received your notice.

Generally, the standard notice period for a landlord to end a tenancy in Ontario is 60 days before the end of the rental period or lease term, provided the tenant has lived there for less than a year. For tenancies longer than a year, the notice period may extend depending on the circumstances.
