Florida law requires that the name and of the docHubner (the person preparing the deed). be shown in the upper left and corner before it is recorded. You can, legally, prepare your own deed. However, it is not a good idea to do so.
There are only a few steps that are required: The two parties would fill out a deed that includes certain basic information about the parties, properties, and transaction. Both parties would sign the deed and have it docHubd. The quitclaim deed is then filed with the local county clerks office.
Hiring a real estate attorney to prepare and file a quitclaim deed can provide peace of mind and ensure that the transfer of ownership is completed accurately, legally, and without any complications.
It typically costs about $10 to file a 1-page quitclaim deed in Florida. However, if the document is longer, you may be required to pay an additional $8.50 per page. Remember that this is just the filing fee and does not include the consideration paid for the property or any necessary taxes.
Before a transfer of property can occur, a deed must be prepared by an attorney. Usually the sellers attorney will draft the deed, and the deed will be signed at the closing.
A Quit Claim Deed is required to clearly identify the grantor and grantee, the address of the property being transferred, a legal description of the property, the manner in which the grantee is taking title, a docHubd signature of the grantor, and the name and address of the party that has prepared the deed.
A quit claim deed form must include the following information: the names of the grantor (the person transferring the property) and the grantee (the person receiving the property), the legal description of the property being transferred, and the date the transfer is taking effect.
