the first instructional video is to explain the pet addendum if you are an occupant who has the intention of occupying one of our homes with one of your pets or possibly multiple pets it is your responsibility to disclose how many pets you have now a pet can create liability for the owner if the pet leaves any damages to the property this can result in a loss of security deposit or a fee or fine to you as the occupant whats essential to understand is that the responsibility of each occupant is to disclose the pet if we later find out that the pet has occupied the property or we discover a pet in the property after the fact then the pet fee will be back dated to the day of the lease signing please consult with your property manager to understand how much the pet fee is for each pet that you have and if there are any questions please address them prior to signing your lease if theres any further questions please feel free to docHub out to your property manager and know that we are glad

No, the landlord nor the lease may ever make a pet deposit non-refundable in California. California Civil Code 1950.5(m).
If any damage is caused, the cost of repairs will come out of the pet deposit. Pet rent, on the other hand, is similar to the monthly rent that a tenant pays for the duration of their stay. The pet rent is paid in addition to monthly rent and will not be returned to the tenant at the end of the agreement.
What about Pet Deposits? A pet deposit is still a deposit and included in the one-month or any other applicable limit. After all, a pet deposit is still just a deposit but with a stipulation that it may only be used for damage caused by a pet.
Once you have approved a pet or emotional support/service animal at your rental property, have a pet addendum added to your Rental Agreement to outline your pet policies. Pet Addendums will cover the number, size, and breed of permitted pets at the rental.
The Pet Addendum (Form CA-080) is one of CAAs most popular forms. It allows the landlord to grant permission for a tenant to have a pet, when pets are prohibited by the rental agreement. The addendum requires the specific pet to be identified.
I agree to clean up immediately when my pet uses the pet relief area, and dispose of waste quickly and appropriately. I agree to keep my pet leashed, but not tethered, when it is outside my unit. I agree to pay immediately for any damage caused by my pet.
