Just like a mortgage, home equity loan, or home equity line of credit (HELOC), a bridge loan is secured by the borrowers current home (meaning a lender could force the sale of the home if the borrower were to default). Most bridge loans are set up to be repaid within a year.
Without a loan agreement, your lender could raise your rate or charge higher fees, and youd be required to pay. On the flip side, it protects the lender if a borrower is late with a payment or defaults on the loan.

The cons of a bridge loan typically involve a high interest rate, transaction costs and the uncertainty in the sale of the asset where the money it tied up. Bridge loans are meant to be temporary devices to free up money that is tied up pending the sale of the real estate asset.
A bridging finance arrangement is a secured, interest-only loan on a property. Like a mortgage, the property is at risk of repossession if the loan isnt paid back in time. But unlike a mortgage, the loan is for a short period of time (from a few weeks or less, up to usually no more than a year).
Whether an individual takes out a personal loan from a bank or borrows money to purchase a property from a real estate lender, a loan agreement must be signed ahead of time.
You must notify your lender in writing that you are cancelling the loan contract and exercising your right to rescind. You may use the form provided to you by your lender or a letter. You cant rescind just by calling or visiting the lender.

Because of this, a bridge loan is considered a type of non-mortgage or specialty financing rather than a traditional mortgage.
What is the difference between a bridge loan and a conventional loan? The main difference is that a bridge loan is short term, while a conventional loan is long term. Bridge loans are typically repaid within 12 months. Most conventional loans have repayment terms of 10 to 30 years.
