A rent increase notice is a document sent to tenants to inform them of a planned rent increase. Rent may be raised if a tenant has been long-term or if the property is in a growing area, necessitating justification to the tenant, along with comparables of similar apartments. To legally increase rent, landlords must adhere to state laws, ensuring the increase doesn't exceed state-mandated limits. Additionally, the notice must be sent within a specific timeframe, usually between 15 to 60 days, as defined by state regulations. It's important to consult your state code for the required notice period and to send the notification via certified mail or by hand.

Landlords are only allowed to increase rent at the end of a lease term. In the case of week-to-week or month-to-month leases, the landlord must provide a Massachusetts rent increase notice at least 30 days in advance. There is no limit to the increase in rent, as Massachusetts does not have rent control.
If you want to increase the rent during the fixed term (assuming youre permitted to i.e. theres a clause in the contract that allows for mid-tenancy rent increases), you should notify your tenant by a written notice with the new amount and when the increase will begin (I recommend providing 2 months notice).
How Do I Tell My Tenant I Need to Raise the Rent? Remember youre a business. Do your research. Raise the rent all at once or incrementally. Dont negotiate or ask tenants what they think a fair rent increase would be. Be courteous and firm. Find a template you like. Send a formal letter by certified mail.
Landlord may increase rent once every 12 months, limited to 3% of the current rent, or the regional Consumer Price Index (CPI), whichever is higher. Rent increases are expressly subject to the provisions of AB 1482 California Tenant Protections Act (Cal. Civ.
For an increase in rent that is 10 percent or less in any 12-month period, the landlord must provide at least 30 days advance written notice to a month-to-month resident.
ing to AB-1482, the Tenant Protection Act of 2019, the maximum that landlords can raise rents in California is 5% per year, plus the percentage change in the cost of living ing to the consumer price index, or 10% of the lowest rent increase at any time during the 12 months (whichever is less).
In California, when rental property owners increase a tenants rent more than 10 percent, the owner must provide the tenant with a 60-day advance written notice. For an increase in rent that is greater than 10 percent, owners must provide tenants with at least 60- days advance notice.
If your tenant pays their rent monthly or weekly you must give at least one months notice of a proposed rent increase. However, it is good practice to give them two months so they have more time to find another home if they feel the increase is too high.
